The first energetically independent object for offices and industry with Platinum LEED certificate.
Our Design Studio, together with W.P.I.P Research and Development Department employees, has succeeded in creating a building that sets a new direction for construction industry – a combination of an intelligent object managed by BMS and a "green" building using energy from renewable sources, with work environment ensuring greater productivity and users’ health, as well as stimulating communication and establishing improved relations between them.
The building complex for offices and production plant designed and constructed by W.P.I.P. in the years 2014-2015 in Jasin near Poznań consists of an office building with an area of 2,300 m² and an assembly hall, made of steel frame, with an area of 2,000 m². The building is managed and monitored by Building Management System (BMS), which records and analyses over thousand variables each second. Each of them is important for the system management process. BMS responds to meteorological conditions, such as the outside temperature, wind speed, precipitation or lighting conditions. Apart from that, the building adjusts to the work of the people inside, taking into account the day of the week and thee time of the day.
The building adapts to the climate conditions inside, such as CO2 levels in the rooms, as well as energetic needs of the building and the way it is being used. The accumulated data makes it possible to optimize the use of energy sources in real time, which has a direct influence on improved energy efficiency. The advanced building management results in saving over 55% of energy costs and 45% of water costs, in comparison to a standard building of this class. This has been achieved thanks to the management algorithms and the use of renewable energy sources. Using electrical power, warmth and cold from clean sources results in close to zero greenhouse gas emission, including reduced CO2 production.
The primary goal of Smart Building Center is care about comfort and health of the people inside the building. The integrated Air-Control System (ACS) is responsible for complex purification and filtration of air from molecular size particles, including energetic and traffic dust PM2.5 and PM10, as well as biological contamination (bacteria, viruses, fungi, mold). The ACS cares for most optimal levels of temperature, relative humidity inside and CO2 concentration, which constitute very important factors influencing health, as well as comfort and productivity of the people inside the building. The analysis of employee attendance in Smart Building Center showed a 57% decrease of absenteeism compared to a standard building. The office space in the object has been designed according to the Next Office idea. It is a stimulating arrangement of work environment, which fosters creativity and enhances communication processes, which has a measurable influence on both the employees and employers.
All who participated in the research project connected with creating Smart Building Center, its designer and contractor, W.P.I.P. company, as well as scientists from the Poznan University of Technology, agree that in the uncertain times and lack of economical stability, an investment that will bring profit in the future is the best solution for the investors who want to develop.
